CORRAL DE TIERRA, Monterey County — October 29, 2026. A Monterey County land-use case provides a useful local example of how short-term vacation rentals are reviewed in the unincorporated Toro planning area. The county’s Zoning Administrator scheduled a February 26, 2026 hearing on an after-the-fact commercial vacation-rental permit for an existing residential property at 503 Corral de Tierra Road.

What was requested?

Under planning file PLN240095 and hearing file ZA 26-012, the application sought permission to use the residence for transient stays of 30 calendar days or fewer and address an existing county code-enforcement case, 21CE00504. County staff recommended approval with eight conditions and proposed a categorical exemption for an existing structure.

What can be confirmed?

The February 26 agenda and planning staff report show what the zoning administrator was asked to consider. Update, October 29, 2026: The Zoning Administrator’s February 26, 2026 meeting minutes record approval of the after-the-fact commercial vacation-rental use permit, with an additional requirement that the final operating plan consistently specify seven overnight guests, the number of bedrooms and emergency services information. Approval of this land-use permit is not independent evidence that every license or operating condition has been satisfied or that rentals are currently being offered. The signed permit and compliance history remain the definitive record for ongoing use. See the Zoning Administrator’s meeting records.

Why residents may be interested

Short-term lodging in rural communities can raise questions about road access, land-use compatibility, noise and compliance with permit conditions. The property is in the Toro Area Plan and the record identifies resource-conservation zoning and a visual-sensitivity overlay. The fact that the address has a Salinas mailing designation does not place it within Salinas city jurisdiction.

For current information, ask the county Planning Division about the case number rather than inferring today’s rental status from an old hearing. The source identifies Assistant Planner Kyle Benalcazar at (831) 784-5716.
